No, The monthly rent is deposited into your own bank account and the fee for our services is paid by you on autopay. You can also pay all the vendors from there. This is all done electronically and on our management portal and there is no need to write checks or go to the bank.This way you always know whats happening and there is a trail of all the transactions saved in the cloud and you can access anytime you want.
The security deposit is sent directly to your bank account. We do not hold the security deposit.
Tenants are responsible for paying rent on the 1st of each month. As soon as the tenant initiates the deposit electronically via ACH, it will take up to 1-3 business days for the rent to be deposited into your account. The first payment can take a little longer since is a new account but after that 1-3 business days is standard.
The payment is received 1-3 days after is initiated on the portal by the tenant. Now the lease gives the tenant a 3-day grace period, if the tenant waits until the 3rd to initiate the payment you won't receive until the 5th or 6th. Some tenanst do that and wait until the last day.
No, we recommend owners pay for any landscaping and pool services. We’ve found that placing that responsibility on the tenants will not meet the expectations you may have and cost you more in the end.
When a tenant submits a maintenance request, our Repairs department will do their due diligence to identify the issue and make sure it warrants a visit from the appropriate vendor.
We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
We do not charge a maintenance fee so we are cognizant of finding vendors who provide the right balance of quality vs price.
The purchase and installation of lightbulbs, batteries and filters (fridge, water, stove, not HVAC) are the owner's responsibility at the start of the lease, and the tenant's responsibility to maintain during. Detectors are the responsibility of the owner for the duration of the lease, and the tenants responsibility to notify management immediately if inoperable.
As noted in the lease, repairs that are found to be caused by tenant's misuse will be the tenant's responsibility to pay the cost of the repair. Owner are held responsible to pay for repairs that are only caused by normal use.
When an invoice is received, we review the invoice to ensure it matches the bid notes and scope of work that was agreed upon. After that you can pay them yourself or We can pay for you and request reimbursement, all can be done in the portal.
We manage all notice requirements (3-day, 30/60-day, etc.) but will refer you to a recommended lawyer should the situation escalate to the need for filing a complaint in court. We are also willing to collaborate with any lawyer of your choosing. Although we've never had a tenant we placed result in eviction, we have assisted landlords in navigating the eviction process after inheriting a problematic tenant.
